Legal Status
Lol Ka’naab Condominiums operates under the legal framework established by the Lol Ka’naab Corporation, a legal entity governed by the laws of the State of Texas, USA. Although not organized under the Non-Profit Corporation Act, our corporation is structured to ensure no profit is derived from its activities. Instead, our sole purpose is to facilitate the ownership, maintenance, and preservation of the Lol Ka’naab development.
Due to Mexican regulations prohibiting direct foreign ownership of real estate within 50 kilometers of the coastline, the legal title to our property is held in a trust (fideicomiso). Lol Ka’naab Corporation, as the beneficiary, holds full rights of ownership, control, and use of the real estate and improvements.
Residential Use and Leasing
Unlike hotels, Lol Ka’naab Condominiums is not a registered business entity in Mexico. Our foundational documents strictly outline our property’s purpose for residential use, not commercial operations. However, residents are permitted to privately lease their apartments. This distinction ensures that our building remains a private residential community while allowing owners the flexibility to lease their units to private tenants. Our commitment to residential use guarantees a peaceful and consistent environment for all residents, maintaining a serene and personal living experience distinct from the transient nature of hotel accommodations.
